To ensure a pleasant stay, it is the Tenants responsibility to review this agreement in its entirety and ensure that they understand and accept all of the rules, requirements, reservation times and dates, and monies paid.  Failure to do so could result in additional costs, cancellation or the early termination of this Agreement.  Please notify the (Owners) representatives at once if you feel there are any discrepancies regarding your reservation.

Upon the terms and conditions herein stated, this Vacation Rental Agreement  is entered into between Christoph and Kristi Castro Owner and the Guest identified below:

*** Normal Check-in time is after 10:00 AM on your date of arrival and Check-out time is prior to 11:30 AM on your date of departure. 

Every effort will be made to have the property available for your check-in time but we cannot guarantee the exact time of the occupancy.  Failure to vacate the property by 11:30 AM on your departure date could result in additional hourly or daily charges at the sole discretion of the Owner Representative.

When checking into the home, the keys will be left in a lock box.  The combination to the lock box will be provided via email at Least 24 hours in advance as long as all fees and agreements have been collected.

1. Property:

 The rental is located at: 3025 Christmas Valley Rd,  South Lake Tahoe, CA 96150

2. Occupancy Limit:

The maximum number of guests allowed at the Property at any one time is 6.

3. Parking Limit for House:

The maximum number of cars allowed at the Property at any one time is 3. (Guest must adhere to posted parking restrictions or face towing)

4. Rental Charge:

   (Rate $135.00 a Night) , (Winter Rate $165.00 a Night / Nov-March ), (Holiday Rate add $ 25.00 a Night) 
   Security Deposit: $500.00
   Cleaning fee: $125.00 (Non refundable)

*** The Security Deposit will be credited or returned within 10 days after the departure date as long as there is no property damage beyond normal wear and tear, extensive cleaning or any other violation of this agreement.
 
5. CLEANING FEE/RESPONSIBILITIES:

*** Excessive cleaning or damages would result in further charges from security deposit

*** The Tenant agrees to leave the Property in a GOOD and CLEAN CONDITION.

*** Upon arrival all beds are made in our home.  Bath towels, face cloths, kitchen towels are included.  There is no daily maid service.  We suggest you bring beach towels, as we do not allow towels to be taken from the home. 

*** Any required cleaning above and beyond the $125.00 non-refundable Cleaning Fee will be deducted from the Security Deposit.

*** The Cleaning Fee covers your basic hotel-like cleaning services.

This includes laundry of all kitchen towels, bathroom towels and bed linens, making of all beds, cleaning of all bathrooms, cleaning kitchen, vacuuming and dusting.  It is mandatory that the Tenant take all debris, rubbish and trash to the dumpster location at the top of the cul-de-sac. Wash dishes and put back in cupboard.  Secure all windows and locks, close blinds, and turn off all room heaters.  

6. Reservation Cancelation:

A fee of $ 35.00 Plus if not canceled within 5 days of your stay, a one day rent charge (equal to $135.00 or $165.00) will not be refunded.

7. Damages and Missing Items:

Renter agrees to pay the cost for unintentional and incidental damage to the Rental Property and its contents. This may include extensive cleaning required at check-out per, smoking inside, exceeding occupancy limits. Guest will be notified of any Excess Damage Costs in writing.  Guest, by signing below, assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest’s or guests visitors part.

*** Ski /Snowboard Equipment: Please keep all snow ski and snowboard equipment in the garage including boots and any wet items.

8. Accommodations/Equipment:

***All equipment in the home is kept in good working order.  Please report any inoperative equipment promptly.  We will make every reasonable effort to have repairs made as soon as possible.  Tenant shall not be entitled to any refund for inoperative appliances or systems (i.e. but not limited to sewer, electric, gas, water, etc).  There is no air conditioning in the house.

This home has a wood burning stove and a gas BBQ grill.  Please use the wood burning stove and grill according to the directions provided.  Failure to do so can cause damage or bodily harm.  Failure to clean the grill after use may subject you to a deduction in your Security Deposit.

9. Indemnification and Insurance:

Guest agrees to indemnify and hold harmless Manager and the owner of the Property against all loss, damage, expense, and penalty arising from any action of the Guest or visitors of the Guest which causes injury or death to any person or damage to any property

10. Guest List and Occupancy Limits:

Use and occupancy of the Property is limited to the named Guest. The occupancy limit stated in section # 2.  is the limit of guests allowed in the house. The Guest signing this Agreement must be at least 25 years of age and will be held responsible for all other parties and/or guests of the Guest for compliance with this Agreement

11. Repairs and maintenance:

Repair and maintenance problems must be brought to Manager’s attention immediately, or Guest will be held liable for all such damages or repairs.

14. Liability and Damage:

Guest agrees to defend, indemnify and hold Manager harmless from any and all liability, claims, loss, property damage or expenses, arising by reason of any injury, death or damage sustained by any person, or to the property of any person, in or on the Property during the Term of this Agreement, including Guest, additional invitees or visitors of Guest, where such injury, death or damage is caused by a negligent or intentional act of Guest, additional guest or any of Guests visitors or invitees.

15. Acts of God:

Neither Owner nor Owners Representative shall be liable for events beyond their control which may interfere with the Tenants occupancy of the property such as weather, other acts of God, acts of governmental agencies, fires, strikes, war or inclement weather.  No refunds shall be given for such occurrences and Tenant is encouraged to obtain trip interruption insurance to cover such risks.

16.Telephone:

 The telephone number at the rental house is: (530) 577-4096. There is a long distance phone call block on the phone. It is requested that all long distance calls be placed on your phone card.

17. ATTORNEYS FEES:

 In the event of the Tenants breach of the terms and conditions of this Agreement, Tenant shall be liable for all damages incurred by the Owner or Owners Representative resulting from such breach, including all court costs, and expenses, and including reasonable attorney fees. 

18. ENTIRE AGREEMENT:
This Agreement constitutes and contains the sole, final and entire agreement between the parties concerning the Rental and use of the Property. OCCUPANCY LIMITS  The tenant certifies the limitations of this dwelling have been carefully read as set forth in this Rental Agreement, INCLUDING LIMITATIONS ON THE NUMBER OF PERSONS PERMITTED TO OCCUPY THE PREMISES AND NOISE NUISANCE CONDITIONS, and agrees to abide by such limitations.  The Owner hereby grants the Tenant the limited, non-transferable right to use the Property as of the dates set forth above.  Usage of the Property shall not exceed 8 people during any time.  By signing below, you are agreeing to all the terms of this agreement.

House Rules and Instructions

Wood Stove instructions: 

  1. Wood stove has two air flow control levers. 
    1. Right side air flow control lever
    2. Bottom center air flow control lever
  2. Initial setting for both control levers is pushed in.
  3. Use dura-flame fire starter block to start fire with small amount of kindling.
  4. Close wood stove door.
  5. Once fire is started you can add more wood.
  6. Once fire is going well, pull the right side air flow control lever out.  This is the course control.
  7. Pull the bottom center air flow control to slow down the fire burn rate.  If you pull the bottom flow control all the way out the fire may go out.  Pulling it out half way is a good setting.
  8. If fire starts to go out, push in the bottom center air flow control. 
  9. There are two fire extinguishers in the condo one in the entrance and one on the table by the wood stove.

Upon leaving, please check the following: 

1.Unplug all counter appliances in the kitchen .

2. Make sure the stove and oven are turned off.

3.Make sure refrigerator door is closed, and remove any of your perishables.

4. Set thermostat to 50 degrees. 

5. All doors and windows should be closed and locked.

6. Make sure the wood stove door is closed.

7.Take out all garbage to the dumpster (at end of driveway).

8. Lock the front door and garage door.

9.Leave keys in lock box at front door. 

 ***Ski /Snowboard Equipment- Please keep all snow ski and snowboard equipment in the garage including boots and any wet items. ***Christmas Valley Acres  is a peaceful, quiet neighborhood; no loud parties are allowed out of respect to our  neighbors ***Children under 18 must be supervised by adults. Safety of the children is the sole responsibility of the accompanying adults. Owners waive any responsibility and liability for any accidents which may arise from use of the baths, Wood stove, Stairs and Forest Grounds. In addition, owners waive any responsibility for any accidents which may arise due to snow, ice, and any other hazardous conditions, and negligence by guests or any members of their party.
